Forensic Engineering

According to the National Academy of Forensic Engineers, Forensic Engineering is the application of the art and science of engineering in matters which are in, or may possibly relate to, the jurisprudence system, inclusive of alternative dispute resolution.

At Chaiban Engineering Consultants, Inc., we consider forensic engineering a perfect balance of science, intuition and detailed investigation. Forensic engineering requires detailed investigation and documentation much like that of a criminal investigation/crime scene. In some ways, our structural, forensic engineers are detectives assigned to cases where the cause of current failure or problem is unknown. Our forensic team determines probable cause (origin) of the problem in question. Once probable cause is identified, our team of experts can recommend an optimal solution for those we serve when requested.

Construction management

Our firm offers a wide range of client services as owners representative, and project managers for a wide range of projects to assist Associations, Board members and clients in bid process, from bid selections, to bid’s review, selections, analysis, and bidder selection. Also management services include contractor and subcontractor management, daily supervision, schedule tracking, weekly progress meetings and general management of work in progress. Our management team also manages safety, cost, scope and function compatible with all management delivery functions.

Usually, if there is an indication that something within the structural components of a home or commercial building may not be safe or sound, then a thorough Structural Inspection by a licensed engineer is commonly required. At Chaiban Engineering Consultants, Inc. we provide complete accurate, and unbiased neutral Structural Inspection reports to ensure full disclosure of the facts, identification of problem area with the structure, alternative solutions, safety and conformance.

Our structural inspections are based on sound engineering principals and proven methods of documenting and collecting data on-site. Utilizing the latest in visual inspection, non-invasive, non-destructive examination (NDE), invasive testing if necessary and in some cases state of the art in testing methodology such as GPR and X-Ray testing, and engineering analysis, our licensed engineers analyze site-specific data to identify structural defects & damages; non-compliant and non-conforming issues; costly remediation and potential catastrophic failures. 

Expert Witness Services

Attorneys often contact us to provide Expert Witness Services on engineering, structural and non-structural related problems. Such problems or issues may include construction defects or disputes related to practically every aspect of the support structure of a building: foundations, columns, beams, floor systems, roof systems, etc. Other areas may include complex water damage related issues, hurricane damage or issues that may have occurred years earlier. In some cases the investigation may include items such as roof damage and other hurricane related damage that certain aspects of the damage may have been repaired and at Chaiban we can re-trace such repairs through photo documentation or other evidence upon visual investigation to determine the proximate cause of such damage.

Typically, we provide our forensic clients with a comprehensive report and photograph log after we perform our initial, structural evaluation. In some instances, a construction document review is required to identify if there are differences between the permit specifications and what was built.

We serve both residential and commercial clients, and although each require differing degrees of assessment, we find common themes for every forensic building case we take on. Our forensic experts have extensive experience and we have represented both plaintiff and defense parties involved in lawsuits.
